We are located close to the Razorback Transit bus route, minutes from I-49, U of... A, and everything else that makes Fayetteville great. Giving away tvs didn't work. Giving away a tv and a free month rent didn't work. A free tv, lowering the security deposit, and TWO months free rent? Almost lowers the rent to what would have been reasonable for tenants directly and indirectly forced out by Elevation.
Elevation is a management company. The former owner they managed for sold the property. Contractors lowballed the new owner with a work force of questionable national origin (know what I'm saying) who did barely competent work, cutting corners at every turn. Sloppy. And even then, they went over budget.
The place had been barely maintained but was the best location and value in the area. At least 20 people were forced out for initial construction. Others were allowed to stay through dirt and noise and filthy hallways; along with flooding from poor workmanship made obvious while they removed dated though functioning plumbing.
They raised the rent during construction, forcing out people who had lived there for years. One bd rm apts that were $630.00 a month nearly doubled to $1160.00. Some units remained without renovation due to a budget overrun and were advertised as "Classic."
Today the rent is dropping, dropping, Do you know the saying of lipstick on a pig? A coat of paint, in most cases matching, and laminate floors to replace carpeting.
Rent is dropping and free tvs for new tenants while people who signed on during renovations are still playing artificially inflated rent. They thought they could get downtown student housing prices for a place that was equal parts townies. You can find better value and save money. Sure, the price will come down. But people will remember and talk about the experience.

MOST HORRIFIC LIVING EXPERIENCE OF MY LIFE
I moved in May 3, 2025. At first, things were really good. In August, my apartment flooded with 4 inches of water everywhere. I have documentation stating the complex knew the issue was exterior drains going directly into the foundation instead of out to the parking lot 2 years ago when these apartments flooded and they chose to take no action.
I was displaced in a hotel without reimbursement while my apartment was drying out. I was informed they were going to put a sump pump in the main area to prevent my apartment from flooding again. I have recordings documenting they were going to vent, tent, cover, and eliminate dust created from jack hammering through 2 feet of concrete to put the pump in.
Having been informed of this, I went on my business trip assuming my belongings would be safe during the construction.
I was very wrong.
I returned to find my belongings tossed on the floor, nothing covered or ventilated at all, and dust everywhere.
I had nowhere to go and was forced to live and breathe the dust for 3 days.
The apartment management did not seem concerned about mold in my apartment or the other four that flooded. It was only after contacting the city myself that the mold inspection took place in my apartment, but not in any others.
They since relocated me to the second floor.
Now we are enduring 7 am to 7 pm construction noise 5 or 6 days a week, as they repair floors, drywall and everything else damaged by the water that could have been prevented.
This is also greatly affecting my level of anxiety to dangerous levels.
I have documentation, pictures, videos, and evidence of all of this.
The construction crews are leaving electrical wires exposed, debris everywhere, and we were informed today that for four days next week (10-6 to 10-10) we will not be able to exit or re-enter our apartments between 9am and 3 pm as they will be redoing floors in the hallways and the glue cannot be walked on. “This should take about 4 days to complete. They will be working form 9am to 3pm and the floor cannot be walked on during this time due to the glue.” Leasing office.
This is extremely unreasonable.
I have considerable documentation regarding the psychological, financial, and emotional distress this preventable construction is taking on myself and the other residents of my building.

Great Location, Renovations in Progress
Laundry room is one step closer to done. The machines seem to be hooked up. The broom fairy took care of drywall dust and debry. New machines are promised.

Construction is ongoing and I was originally pleased with being given the 13 months for 12 months lease that was advertised as I signed for a 12 month lease at the very same time. Seemed only fair and I was grateful.
It seems in the, soon to be, model apartment building construction has stepped up. Aside from gym equipment I expect it to be done in my first month of paid renting.
One issue remains: roaches. I have killed up to 5 a day. Killed three this morning and it's 10am.
It is a beautiful, mid-century/Brady Bunch era building being brought back to glory. Most of the renovation is great. For me after a month I grabbed screens off of apts being demolished to have screens on my windows. I'm sure this will not be an issue in the future.
Renter's insurance from Elevation via the Ruby Creek website. I'll only suggest you get your own insurance as currently I am very dissatisfied.
I'm paying significantly more for a studio than I paid for a 1 bd rm with balcony here just months ago. Look around, the value is pretty much what the market will allow. Other complexes and buildings in the area are just not as attractive.
BTW - FIX THE WATER FOUNTAIN. It adds so much to curb appeal. And now is the time to put down sod or plant grass seed.

I'm fixing to start my 3rd year and management and maintenance issues are responded to quickly! I've seen only 2 roaches in 2 years of being here and I truly think both seen we're the same one lol, I killed him and I've seen no more! Proud to call North Creekside Apartments my home!

Poor Management
Bugs, no security cams or anything, my car was robbed regularly. Skeezy management company, sends any fees directly to collection without notifying you first. There are plenty of cheap apartments in Fayetteville, pick somewhere else.
