TL;DR: Flexible lease terms available, renewal opportunities until May 2023! Available for rent is a single bedroom with access to a shared bathroom in a well-kept 3 bed 2 bath house. The neighborhood is generally safe, and kids play in the streets most days, so responsible driving is important. Parking is available in the street directly in front of the house, and your car should almost always be covered by video surveillance. We've never had a break-in occur. You will have two roommates, a married couple attending the University of Arkansas. A quiet and clean roommate is essential. Couples will be considered for the individual rent with interview. Rent is $600/month+your share of utilities. About the house: The house is a 3 bedroom, 2 bathroom house in a quiet neighborhood called "The Homestead." We are in the house second from the corner of the street and have very chill and helpful neighbors on both sides and across the street. We do share our back fence with the HOA president, so some degree of care must be exercised in that regard. You will have the option to renew or sign a single lease until May 2023. With your rental, you will enjoy: -A 15-minute drive to the UA-Fayetteville campus, regardless of traffic -A 7-minute drive to I-49N/S, regardless of traffic -Exclusive access to a bedroom -Access to a shared bathroom that is almost never used -Refrigerator/freezer space -Kitchen access (oven, microwave, sink, dishwasher, and toaster supplied) with cabinet space -Laundry room access (washer and dryer supplied) -Back yard/patio access with plenty of room for grills/chairs -Outdoor fire pit -On-street parking in front of the house (not technically guaranteed but very reliable) -Privacy and peace and quiet For an additional $60/month Cox GigaBlast (1Gbps download) internet is available with excellent WiFi coverage anywhere in the house. Please note that there is no air conditioned storage space available outside of your closet. If your items are not climate-sensitive, we do have plenty of long-term storage space available in the attic. About the roommates: We are Alex and Maddy, a couple of just over three years. Alex is the resident property manager, so repair requests can and will be handled incredibly quickly. Alex attends the University of Arkansas Law School, and Maddy is finishing undergraduate pre-medical work at the University of Arkansas. We are both extremely serious about school, and very busy. We tend to be night owls with our work, so sometimes we are up extremely late in common areas, as we have only one home office. We are also very clean, and enjoy cooking every day. We use the kitchen extremely frequently but we will always leave it clean for you to use, and we expect the same in return. We have a caged rabbit and a very friendly but energetic Corgi/Australian shepherd mix named Callie that shares the house with us. Limitations/Requirements: -Signing a lease agreement is mandatory, a refundable security deposit is negotiable after an interview before lease-signing. Without an interview, it will be $600 -You must be either full-time employed, part-time employed and part-time student, or a full-time student -You must immediately clean after yourself after use of any common area (your bathroom not included) we are far too busy to ever have to clean up after someone else -You will not be allowed to use the living room or the third bedroom (our workspaces) -No loud guests on weeknights -Overnight guests must sleep in your room -Smoking: outside only -Vaping: inside okay
